1. Reservations and payments
By using this platform to make a reservation, you are fully agreeing to our Terms and Conditions.
All this information is important because (together with our reservation confirmation email and any contractual information provided to you prior to booking) it establishes the legal terms governing the accommodation conditions that will be made available to you by Moinho da Areia.
When you make a reservation, you agree to pay the respective cost of the accommodation, including any fees and taxes that may apply.
1.1. Booking options
When making your reservation, you can opt for the NON-REFUNDABLE rate option, in which case the respective amount must be paid via your credit card at the time of booking. In this option, in the event of cancellation or no-show, for any reason, you will not be refunded the amount paid.
Alternatively, you may choose the REFUNDABLE rate option. This allows you to delay payment and cancel your reservation without penalty, as long as you do it within the cancellation period outlined under point 2 – Cancellation policy for reservations.
After confirming your reservation, you will receive an email containing the details of your stay (reservation number, arrival and departure dates, number of guests and rooms). Payment must be made up to 72 hours before arrival. Failure to make payment will result in the reservation being considered invalid and void.
1.2. Payment methods
Payment by debit or credit card, VISA, Mastercard or Amex is accepted. Card details are required as a guarantee at the time of booking for the reservation to be considered valid.
1.3. VAT
All prices indicated on our website or elsewhere for rooms and services at Moinho da Areia include VAT (the general sales tax in Portugal). If VAT rates change, we reserve the right to change our prices accordingly.
2. Cancellation policy for reservations
In the NON-REFUNDABLE rate, there is no refund of the prepaid amount.
In the REFUNDABLE rate, cancellations made more than 30 days before the arrival date will not incur any charges.
For cancellations made later, the full stay will be charged.
2.1. If we have to amend or cancel your booking
We do not expect to have to make any changes to your booking, however, sometimes problems arise and bookings need to be amended or cancelled. We will only amend or cancel your booking if necessary to carry out or complete essential repair or renovation work, or for other reasons unforeseen at the time you made your booking, which are beyond our reasonable control.
3. Arrivals / Departures
3.1. Arrivals
Please give us your best estimate of your arrival time.
Check-in is between 3pm and 9pm. If guests arrive earlier and so wish, their luggage will be stored at our reception.
For arrivals after 9:00 pm, please inform us in advance so that we can see how best to facilitate your check-in.
3.2. Departures
Check-out must be done by 11:00 am.
Check-in and check-out outside the stipulated times will be permitted, as long as the rooms are vacant, subject to availability and with the authorization of a member of the Moinho da Areia team.
4. Housekeeping
Moinho da Areia guarantees optimal hygiene conditions in the rooms, with a complete cleaning and disinfection before guests arrive and after their departure. In addition, the room will be cleaned and tidied daily. Stays longer than 4 nights include a change of towels, and also of bed linen upon request by the guest.
Our staff or maintenance team may also need to access your room to carry out urgent maintenance or repair work or if they need to carry out routine checks on the property. In these situations, whenever possible, we will inform you in advance of the date and time that we will require access.
5. Operating rules:
Smoking is prohibited inside the Moinho da Areia’s indoor facilities, and is only permitted on the terrace.
The terrace is for the exclusive use of guests and must be locked after use, for your safety.
The kitchen and refrigerators are for the exclusive use of the Moinho da Areia team.
If you are travelling with a child up to 2 years of age, we will place a cot in your room free of charge, subject to availability and room type.
With regard to extra beds, Moinho da Areia’s policy is not to have them due to the unique characteristics of the rooms.
Guests have access to a safe in the wardrobe, which can be programmed with a code, to store their most valuable belongings.
We have chosen not to include televisions in the rooms. This is a conscious decision, as we want to encourage you to dedicate your time on the island to what is most meaningful to you. There is, however, a television available in the living room that you can use, but be careful not to disturb the other guests by turning the volume down.
There are some books in the living room that you can consult about the Azores and other topics of interest, but these should always be kept at Moinho da Areia.
Due to the layout of the old water mill and its surroundings, the accommodation units at Moinho da Areia do not have the best access to specialized equipment for people with reduced mobility.
6. Security
Moinho da Areia has a permanent video surveillance system outside that aims to safeguard your safety, by connecting you directly to the police in the event of an emergency.
A fire detection system is installed in the common areas of Moinho da Areia and automatically alerts the fire brigade so that they can provide assistance. There are audible alarms that will be activated in the event of an evacuation and fire extinguishers are provided throughout the house and a fire blanket in the kitchen.
7 – Courtesy to others
Out of respect for other guests, we ask that you avoid making noise after 10:00 pm. Parties are strictly prohibited, unless specifically authorized.
8. Data protection
The confidentiality and secrecy of all personal information provided by guests will be maintained. Data is entered into the Moinho da Areia system for reservations and contact information. In accordance with European data protection legislation, guests can rectify or cancel their data at any time. 9. Civil liability
Moinho da Areia is not responsible for damage caused by guests, losses, thefts or accidents inside or outside the room. If guests leave the key in the lock and it is necessary to call a technician, the respective charges will be assigned to the guests.
10. Our rights of access
In addition to daily cleaning services, our staff or maintenance team may need to access your room if there is an unforeseen problem, investigate a complaint you have made or carry out certain routine checks of the property. If this happens, we will do our best to inform you in advance of the date and time we will require access.
11. The right to evict
We may terminate our contract with you and ask you to leave your accommodation immediately in the following situations:
- If we suspect that you have breached these Terms and Conditions;
- If your behaviour puts the safety of our visitors or staff at risk;
- If we have a complaint of anti-social or unacceptable behaviour against you;
- If your behaviour causes irreparable damage to the property or its contents;
- If the maximum occupancy limit of your accommodation is exceeded.
12. Events outside our control
Moinho da Areia will not be liable for any failure to comply with its obligations under these terms and conditions caused by an event outside our control. An event outside our control means any act or occurrence beyond our reasonable control, including, without limitation, fire, explosion, storm, flood, earthquake, subsidence, epidemic or other natural disaster, strikes or industrial action by third parties, terrorist attack or threat of terrorist attack, war or threat of war, civil unrest, riot, invasion or failure of public or private telecommunications networks.
13. Other
Guests may not use the rooms for commercial or immoral purposes.
Moinho da Areia reserves the right to modify the information contained on its website for online reservations at any time and is the sole owner of its content.
If guests have requested a specific room, every effort will be made to accommodate their wishes, but we reserve the right to change the room initially allocated.
14. Portuguese Law
These Terms and Conditions are governed by Portuguese Law.
15. If you have a problem or complaint
